Nicholas Gurney and the Case for Common-Sense Design

How an industrial designer’s approach to homes became a lesson in building smaller, smarter and with fewer assumptions.

Interviewing someone for a story is always a slightly funny exercise. You can know their work, have exchanged a few emails and probably formed some idea of the person behind it, but until you actually sit down together, you don’t really know what you’re going to get. There’s a bit of professional dating involved, too. Both sides are generally trying to put their best foot forward, and sometimes it takes a while to get beyond the polished version of whatever it is they do.

I’d been following Nicholas Gurney’s work for a while, drawn particularly to the intelligence he brought to smaller spaces and projects that somehow felt more relatable than much of the architecture that tends to fill my Instagram feed. We’d only exchanged a couple of messages, but with Nick now living in Queensland, when I heard he was coming to Sydney I jumped at the chance to meet him. As it turned out, there wasn’t much of a polished version to get through. From the first handshake he was warm, blunt, funny and completely open, and within a few minutes it felt less like interviewing someone I’d never met and more like catching up with a mate. The only problem was that we had 45 minutes, and Nick had a lot to say.

Somewhere in a conversation that quickly wandered through design, construction, Australian housing and the increasingly strange economics of building anything, we got onto how Gurney actually defines what he does. He has spent the past 15 years designing everything from the compact apartments that first caught my attention to complete houses, yet he is quick to point out that he isn’t an architect. As I would soon discover, that distinction says quite a lot about both how he got here and the way he approaches his work.

Gurney describes himself instead as a “common-sense designer”. It sounds almost deliberately plain, particularly for someone whose work is regularly photographed and discussed through the language of architecture, but the longer we spoke, the more accurate it became.

He has a habit of reducing complicated problems to their basic components, then working forward from there. The client, the budget, the drawing, the builder and the finished room are not separate concerns to be handed from one person to another. They are all part of the same problem, and a design that falls apart when it reaches the construction site was probably never very good to begin with.

You can see that practicality throughout his work. His projects are intelligent without feeling overworked, often compact without becoming demonstrations of how many functions can be hidden inside a wall, and bespoke without existing entirely in the rarefied world of multimillion-dollar homes. Even the smallest feel generous in the ways that matter, less because Gurney has performed some spatial trick than because he appears to have thought carefully about what the occupant actually needs.

I had not known before meeting him that he studied industrial design at UNSW. Once he mentioned it, much of the work began to make sense. Industrial designers are trained to think not only about how something will look, but how it will function, how it will be made, what it will cost and how someone will interact with it once it exists. Gurney has carried that thinking into interiors and construction, where the object may be larger but the questions are much the same.

“People hire me to get it done,” he said. “And I just always get it done.”

That instinct was formed inside the studio apartments he began buying and renovating around Kings Cross. At the time, they could still be bought for less than $200,000, and Gurney, who had completed his industrial-design degree and worked in commercial furniture manufacturing, began treating his own apartments as places to test ideas. He had little practical experience in residential construction, but he was willing to learn, improvise and take responsibility for getting the work off the page.

People saw what he had done and began asking him to work on their apartments. They were not always arriving with the kind of budgets normally associated with tailored residential design, but instead of treating that as a reason to walk away, Gurney treated it as the design problem.

“I reckon I can make this happen,” he remembers thinking.

In those early projects, there was little distance between drawing something and figuring out how to physically produce it. He sourced materials, solved problems as they appeared and sometimes found himself effectively acting as the builder before either he or the client had fully defined the arrangement.

“I was the builder,” he said, laughing, “without sometimes the clients barely knowing that I was the builder.”

Looking back, even Gurney seems slightly surprised by what he got away with, but those years gave him a direct understanding of what happens when an idea reaches the building site. He learned which details could be delivered, which ones would create unnecessary work and how quickly a design could come apart when the person drawing it had not properly considered the person expected to build it.

The projects are more refined now and the clients are more trusting, but the basic approach has remained remarkably stable: understanding how someone wants to live, what the space and budget can support, then finding a way to bring those things together without letting the design drift away from reality.

That gap between design and delivery is one of the things Gurney finds frustrating about conventional architecture. He is careful not to pretend that renovating an apartment presents the same challenges as designing a large house on a difficult site, and acknowledges that his work often gives him more control over the variables. Still, he believes architects can become invested in details that might improve a project by a tiny amount while creating a disproportionate amount of difficulty for the builder.

“They’re doing things that are going to improve the project by a micron,” he said, “but in real-world building terms, it’s so difficult for the builder.”

The tension between architects and trades has become so familiar that it is almost treated as inevitable. The architect believes the design intent has been compromised; the builder wonders why a detail has been drawn in a way that is expensive, slow or unnecessarily difficult to construct. Gurney says he has largely avoided that relationship by making delivery part of the design from the beginning.

He told me about a recently completed project he was due to visit later that day. He had never met the client in person, had not been to the site since it was around halfway through construction and trusted the builder to deliver it almost entirely as intended. The client had not needed to pay for him to remain on site overseeing every decision because the important ones had already been resolved.

“My focus is so much on the delivery that that usurps and comes before the look and feel of the design,” he said. “My job is to deliver this project.”

That does not mean the finished work is visually indifferent. Gurney’s projects are precise, often built around carefully resolved joinery, restrained materials and a very efficient use of space. But appearance is never separated from how something will be made. A detail that cannot be constructed within the available budget is not a successful detail, no matter how convincing it looked in a drawing or rendering.

“The design is kind of the easy bit,” he said.

Coming from someone outside architecture, it could sound provocative, but Gurney does not seem especially interested in provoking architects. He is simply explaining why he works differently. The industrial-design mindset is still there: the idea is only one part of the job, and there is little value in producing something beautiful if the path between concept and finished object has not been properly considered.

That same practicality explains why he remains comfortable describing himself as a designer rather than an architect, despite having completed around half a dozen houses and other projects he considers architectural in scope. He will take on a complete building when he believes he is the right person for it, but has no interest in pursuing the title for its own sake.

“Doing more with less is kind of my interest,” he said.

For much of his career, that interest was built into the name XS S M L, a moniker that reflected the extra-small and small projects on which he established his reputation. It suited the compact apartments he became known for, but grew less representative as the work broadened and construction costs made the smallest commissions increasingly difficult to deliver.

The projects have not necessarily become larger. They have become more personal, increasingly shaped around clients who intend to live in them rather than investors searching for the most efficient return. Many are repeat clients, and the trust built across several projects means Gurney no longer has to spend the beginning of each job arguing for every decision.

“I’ve found my people,” he said. “And my people aren’t expanding in size.”

He has also moved away from XS S M L and returned to his own name, although even that is presented casually. On his website, the introduction reads: “Nick or Nicholas, either is fine.”

It feels consistent with the person sitting across from me. The work is exacting, but Gurney has little interest in performing the distance or seriousness sometimes attached to architecture. He compares designing for a client to making a tailored jacket: they might receive 80 per cent of him, but never the full and uncompromised version he might build for himself, because doing so would mean putting his own preferences ahead of theirs.

In his own home, Gurney is happy for things to remain rough around the edges, improvised or unfinished. A client should not be expected to share the same tolerance simply because it fits the designer’s personal philosophy. His job is to understand the person, the space, the construction process and the money, then find the point where all four can agree.

The difficulty is that common sense does not always align with the way Australian housing is financed, valued or sold. For all the interest in passive design, better materials and smaller homes, Gurney believes the market still rewards the familiar equation that more floor area means more value. A smaller house may be better planned, more comfortable and cheaper to run, but if it sits beside a larger one at a similar price, many buyers will struggle to see past the missing square metres.

“We value size over quality,” he said.

It is a blunt assessment, but a difficult one to dismiss when driving through almost any new subdivision. Houses have grown while blocks have contracted around them. Bedrooms, media rooms and secondary living spaces are easy to count and advertise, while orientation, proportion and material quality are much harder to explain in a property listing.

Gurney does not believe architects are unaware of the problem. Most, he says, have at some point wanted to design a better house for ordinary people, one that could bring good planning and better materials into the mainstream rather than reserving them for clients with waterfront sites and open-ended budgets. Australia has even produced successful versions of the idea before. He points to Merchant Builders and Pettit & Sevitt, whose homes from the 1960s and ’70s combined architectural thinking with a degree of repetition and affordability, and are now prized for many of the same qualities that once made them an alternative to conventional project housing.

The problem is not simply designing another version. A smaller, better house still has to survive a system organised around valuations, borrowing capacity and resale. Banks prefer certainty, buyers want reassurance that the next person will recognise the same value, and anything that departs too far from the accepted model begins to look risky, no matter how sensibly it has been designed.

“You’re pushing against a tide that is too strong,” Gurney said.

His own work occupies an uneasy middle. Compared with the upper end of residential architecture, it can feel relatively attainable, but he is careful not to pretend that bespoke design is available to everyone. A client still needs to own a property, have money for construction and be able to pay for professional help. Gurney believes employing him often saves money during the build, but that does not remove the need to have the money in the first place.

“I’m pretty confident that the cost of employing me is money saved in construction,” he said. “But at the end of the day, you still need to have the amount of money to begin with.”

He is interested in what can be achieved when the budget still matters, which is also why he is sceptical of the idea that new technology will solve housing affordability on its own. Prefabrication, robotic construction and advanced timber systems may reduce labour, waste and build times, but those efficiencies still enter a market shaped by land values and what people have already shown they are willing to pay.

Gurney gives the example of a home that might genuinely be produced for $100,000. There is no guarantee it would be sold for anything close to that amount.

“The home can be produced for $100,000, but it goes to market at $500,000 to meet the market,” he said. “I just don’t think homes in this country are going to become like televisions, where they continue to get better and cheaper. I think they continue to get worse and more expensive.”

He has tried to build the alternative himself. Around 2017 or 2018, Gurney helped establish a construction company offering three modular homes made from Australian-grown cross-laminated timber. The designs measured 20, 40 and 60 square metres, with the largest providing two bedrooms within the maximum size then permitted for a granny flat. It was expected to cost about $220,000, more than the cheapest backyard dwelling but capable of delivering strong thermal and acoustic performance and something close to Passive House standards.

The initial response suggested they had identified a real demand. A small run of sponsored posts produced around 300 enquiries and took the company’s Instagram account from zero to roughly 15,000 followers.

They did not build one.

“People wanted a dog box,” he said.

The problem was not a lack of interest. People liked the idea, followed the account and made enquiries. They just did not want to spend more on a smaller building, even if it was materially better. Other companies later began delivering small CLT buildings with similar ambitions, although often on regional properties or in places such as the Blue Mountains, where the buyers were already interested in architecture and prepared to pay for it. In other words, the building system worked; the market for it simply turned out to be somewhere else.

For Gurney, the experience confirmed that better materials and faster construction do not automatically create a market for smaller, better homes.

“We haven’t shifted the dial one fucking iota,” he said.

He is more hopeful about people trying to work around the conventional system themselves. Social media, online forums and video tutorials have made practical knowledge easier to access, while digital tools have encouraged a loose DIY culture around renovation and small-scale construction. Gurney is instinctively drawn to it, partly because it resembles the way his own practice began.

“In an ideal world, I would rock up to people’s houses and we’d formulate this roadmap to DIY,” he said.

He immediately admitted the idea is “rogue as hell”, and there are obvious limits to how far enthusiasm and online research can replace engineering, licensed trades and experience. Still, he likes the principle. If housing were being invented from the beginning, he suggested, people might find it normal to spend more time making and maintaining their own homes rather than commuting for hours to earn the money required to pay someone else to do it. Of course, all of this still requires one thing that neither better information nor a cleverer construction system can provide cheaply.

“You still need a patch of dirt on which to build something,” he said.

Gurney already owns his. There is room beside his home in Queensland for a second dwelling, and he plans to build one using salvaged materials. There will be no fixed palette or perfectly resolved image at the beginning; he wants to see what becomes available and design around it. Windows and doors can be reused, timber, blocks and cladding can be salvaged, and the structure can remain simple while the finished house is still coherent, functional and energy-efficient.

The roof sheets, however, will probably be new.

“I don’t want a bloody leaky roof,” he said.

As he talked through the idea, Gurney reduced a house to its basic parts: a slab or posts, a frame, cladding, an internal lining and a roof. There are approvals, services and engineering around all of that, of course, but the physical object itself is not especially mysterious.

“There’s nothing in a house, man,” he said.

His work has never really been about adding more. It is about understanding what is needed, what can be afforded and how to put the two together.
